Outre ce formulaire \u00e9lectronique intitul\u00e9 \u00ab <b><i>Calcul 2016 \/ Comment s&rsquo;entendre sur le loyer <\/i><\/b>\u00bb, on peut imprimer \u00e0 partir du site Web une version PDF du formulaire.<\/p>\n<p style=\"text-align: justify;\">Ces outils permettent d&rsquo;\u00e9tablir l&rsquo;augmentation du loyer, en tenant compte de la variation des taxes municipale et scolaire, des assurances, des am\u00e9liorations majeures, ainsi que de l&rsquo;ensemble des co\u00fbts d&rsquo;exploitation de l&rsquo;immeuble. Le formulaire sera disponible en format papier dans les 25 bureaux et points de service de la R\u00e9gie \u00e0 compter de la seconde semaine de f\u00e9vrier.<\/p>\n<p style=\"text-align: justify;\"><b>La R\u00e9gie du logement offre ainsi aux locateurs et aux locataires une base de discussion ayant pour but de faciliter l&rsquo;entente sur une augmentation de loyer.\u00a0 <\/b><\/p>\n<p style=\"text-align: justify;\"><u>\u00c0 titre d&rsquo;exemple<\/u>, en appliquant les nouveaux pourcentages sur les composantes de revenu net, d&rsquo;entretien, de service, de gestion et d&rsquo;\u00e9nergie, la R\u00e9gie pr\u00e9sente des estimations moyennes d&rsquo;augmentation de base\u00a0pour 2016. Les d\u00e9penses d&rsquo;exploitation pour un immeuble peuvent justifier une variation de loyer distincte de ces estimations. <b>Il en est de m\u00eame pour les ajustements attribuables \u00e0 l&rsquo;augmentation des taxes municipale et scolaire, ainsi que des assurances.<\/b><\/p>\n<p style=\"text-align: justify;\">C&rsquo;est pourquoi, pour obtenir un calcul sp\u00e9cifique \u00e0 l&rsquo;immeuble, il est <u>n\u00e9cessaire<\/u> d&rsquo;utiliser les outils de calcul pr\u00e9vus \u00e0 cet effet. En outre, lorsqu&rsquo;il y a fixation du loyer par le tribunal, le calcul judiciaire se fait \u00e0 partir des d\u00e9penses d&rsquo;exploitation de l&rsquo;immeuble et non des estimations moyennes.<\/p>\n<p style=\"text-align: justify;\">\u00c0 noter que des r\u00e8gles pr\u00e9cises s&rsquo;appliquent en mati\u00e8re d&rsquo;augmentation de loyer pour les logements locatifs.
